  • Architecturally selected and colour coordinated clay brick exteriors with manufactured stone details, low maintenance extruded aluminum soffits, fascia, eavestrough, and downspouts.
  • Gracious covered portico as shown on plan, with precast steps to grade where required.
  • Self-sealing asphalt shingles as per Vendor’s colour packages. Accenting metal roofs and detailing where applicable.
  • Black exterior colour with white interior colour vinyl casement windows throughout. (Optional black colour for interior of windows to be purchased at Décor appointment). Vinyl slider basement windows.
  • 8’ garage access door (man door) to house & 8’ side door to house where grade permits.
  • Professionally graded, sodded lot (excluding treed and landscaped areas) with landscape treatments as per municipal requirements as per unit selected.
  • Rear patio and pressure treated wood decks as per plan. Optional rear stone patio or covered porch to be purchased at Décor appointment.
  • Black exterior coach lamp(s) at all exterior entry doors, as per model and elevation selected.
  • Soaring ground floor ceiling height approximately 10’ feet, and Second floor approximately 9’ ceiling height.
  • Basement 3 piece rough-in
  • Purchaser’s choice of quality cabinets from Vendor’s standard selections.
  • Kitchen cabinets include (1) bank of drawers, extended height upper cabinets, soft close cabinetry, deep uppers above fridge with gables (2), and enlarged island with breakfast bar as per plan.
  • Kitchen to include standard butler’s pantry and walk-in pantry as per plan.
  • Standard stainless steel appliance package to include 36” gas range, 36” refrigerator/freezer combo, 24” dishwasher.
  • Purchaser’s choice of granite or quartz countertop from Vendor’s standard selections. Includes island and breakfast bar, and butler’s pantry as per applicable model.
  • Double bowl undermount stainless steel sink with chrome single hole faucet. Undermount stainless steel bar sink with chrome single hole faucet in butler’s pantry as per applicable model.
  • 36” stainless steel hood fan insert with light over stove and vented to exterior with applicable diameter exhaust duct. Standard cabinetry décor hood included.
  • Master Ensuite shower stall with frameless glass enclosure. Choice of standard 4”x16” wall and ceiling tile for shower enclosures with 2”x2” mosaic shower floor from Vendor’s standard selections.
  • Master Ensuite shower includes interior waterproof recessed LED pot light. Standard chrome finish shower faucet with handheld.
  • Tub enclosures include wall tile to ceiling height, selection from Vendor’s standard selections.
  • Purchaser’s choice of quality melamine cabinets with quartz countertop and oval undermount sink from Vendor’s standard selections in all Second floor bathrooms. Master Ensuite bathroom to receive double sink vanity as per plan.
  • Single lever chrome finish faucets for all vanity sinks.
  • Pedestal sink in Powder Room includes chrome finish single lever faucet.
  • All bathrooms include standard vanity light in chrome finish with mirror.
  • Bathroom accessories include chrome finish towel bar, toilet tissue holder.
  • Second floor Laundry to include standard quartz countertop with stainless steel undermount laundry sink. Purchaser’s choice of quality cabinets from Vendor’s standard selections.
  • Purchaser choice of 3 ¼”x ¾” engineered flooring on Main and Second floor from Vendor’s standard selections. Excludes tiled areas as per model.
  • Purchaser’s choice of 12”x24” floor tile from Vendor’s standard selections in Foyer, Powder room, Mudroom, Finished Basement landing, Laundry room and Second floor bathrooms as per plan. Purchaser’s choice of standard hardwood or floor tile in Kitchen.
  • Standard coffered ceilings in Dining Room and all Bedrooms as per plan. Option to purchase waffle ceiling at Décor appointment as per model type.
  • Stained red oak staircase and handrail from Main to Second floor & Main to Basement (finished landing) includes red oak treads, red oak veneer stringer and risers, and red oak handrail. Prefinished black metal pickets.
  • Two panel molded interior doors complete with satin nickel finish lever style hardware and hinges.
  • Contemporary 7 1/4” baseboards with coordinated 3” door and window casing.
  • Walk-in closet with wire shelving in Master Bedroom as per plan.
  • Integrated coated wire shelving and clothes hanger in all closets and linen closets
  • 36” gas fireplace in Family Room with standard stone mantle as per plan.
  • Ceiling fixture in Kitchen and Breakfast area, Foyer, Hallways, Mudroom, Laundry, Bedrooms and WalkIn closets. Study and Family room include one (1) switch-controlled receptacle. Capped ceiling outlet for Dining room.
  • Ten (10) standard interior LED pot lights for Main Floor. Location to be determined at Décor appointment.
  • 200 Amp service panel with circuit breakers. All wiring completed in accordance with the Ontario Electrical Safety Code.
  • Optional elevator to be purchased at Décor appointment.
  • Provision for future installation of electric vehicle charging equipment in the garage.
  • Houses to include a gas shut-off manifold, including lines to BBQ, Kitchen, gas fireplace.
  • Interconnected smoke alarms installed as per the Ontario Building Code, in all bedrooms, one (1) on each floor and where a finished Basement is located will include a carbon monoxide detector.
  • Roughed in RG-6 cable (2) in Family Room and Master Bedroom.
  • Roughed in telephone wire (3) in Family Room, Master Bedroom and Study
  • Roughed in high-speed internet (CAT6) (3) in Family Room, Master Bedroom and Study. Family Room electrical receptacle and Cable located above fireplace.

  • Low E glazing on windows with Argon gas-filled thermopane windows with warm edge spacer. Standard basement windows shall include Low E glazing.
  • Humidifier Option to purchase Air Purifier at Décor appointment.
  • Heat Recovery Ventilator, for fresh air exchange (HRV).
  • High efficiency condensing water heater as selected by Vendor. Purchaser shall complete rental agreements prior to closing.
  • Air conditioning unit.
  • Optional finished Basement to be purchased at Décor appointment. Finished Basement to include standard laminate flooring with standard Kitchen, Bathroom & Laundry features as per plan.
